As an urban-infill project, the 18th & Market Apartments will replace an existing surface parking lot in LoDo and repurpose it into market-rate housing. MDP is proud to be part of revitalizing a block that has for so long been underutilized and visually unappealing. The new 11-story, 524,000 square foot building will house 282 residential units with 2-stories of underground parking. The 8th floor will incorporate a courtyard consisting of a clubhouse, outdoor grills, and a fitness space that will open onto a pool deck and patio. The 11th Floor will also include a large outdoor deck and Coors Field will be visible from the open deck spaces, connecting the building’s tenants directly to the LoDo neighborhood.The building’s design was approved by the Lower Downtown Design Review Board (LDDRB), and the varied façade and setbacks are a result of the Board’s requirements. Due to the required setbacks and building configuration, the building structure was changed from Prescient Steel to concrete, resulting in the redesign of MEP systems throughout the building. “The concrete material allows the ceilings in the living spaces to remain exposed, something we wouldn’t have been able to do with steel.” remarked MDP Associate Principal, Bryce Clark. “Now the mechanical systems are designed to run along the sides of the Living Room hidden within soffits rather than running through a dropped ceiling, allowing for a modern, open-ceiling, industrial-chic aesthetic.”Under Trammel Crow Residential, the steel structure was designed to pursue LEED certification. Now under Greystar, the concrete structure, though redesigned, has retained the majority of its efficient MEP design. Another notable element for this project is that MDP designed sixty (60) typical units, which is approximately 3x’s the number for the average multifamily project. Each unit is equipped with gas for domestic hot water, gas ranges and unit heating. The final design change under Greystar is the addition of penthouses and junior penthouses (up to 3,000 square feet) on the top floor.
