The project involves the construction of a new 16-story multifamily building in Denver, Colorado, encompassing approximately 565,600 gross square feet (GSF). The development is designed to feature a mix of residential units, retail space, and parking facilities, offering a modern and sustainable living environment.
- Level 1 will include 11,460 square feet (SF) of retail space, 10,600 SF of residential space, and 26,400 SF dedicated to parking. The retail area will be designed as core and shell, providing a flexible space for future tenant build-out.
- Levels 2-4 will consist of 148,500 SF of parking garage space, totaling 174,900 SF across these levels. The garage will support a 1.4 parking space per unit ratio, ensuring ample parking availability for residents. Mechanical ventilation and lighting will be incorporated into the garage design to ensure safety and functionality.
- Levels 5-16 will house 312,560 SF of residential units and amenity spaces. The building will contain a total of 329 residential units, with an average unit size of 950 square feet. Amenities within the residential floors will include a garden deck and a pool deck, designed to provide a high-quality living experience for the building’s residents. Please note that the pool equipment design is not included in this proposal.
