Arapahoe County successfully acquired a professional parkwith eight (8) vacant, unfinished core and shell buildings. These buildings,originally constructed in 2007 but never occupied, were renovated to meet theneeds of various county departments. The county now occupies six (6) of theeight buildings, which were fully transformed into functional office spacesthrough extensive tenant improvements.
The engineering team delivered comprehensive MEP designservices for six (6) of the eight buildings, totaling approximately 79,950square feet. The spaces were designed to accommodate the following departmentsand their specific programmatic needs:
- End User #1 Needs: 32,000 square feet, including 8 classrooms, 10 offices, 2 waiting areas, 6 conference rooms, 15 support spaces, 2 work areas, 90 workstations, and 2 restroom cores.
- End User #2 Needs: 27,000 square feet, including 1 training room, 14 offices, 1 waiting area, 3 conference rooms, 10 support spaces, 80 workstations, and 2 restroom cores.
- End User #3 Needs: 4,000 square feet, including 2 offices, 1 conference room, 3 support spaces, 6 workstations, and 1 restroom core (shared with End User #4).
- End User #4 Needs: 6,000 square feet, including 1 waiting area, 2 offices, 4 support spaces, and 18 workstations.
The tenant improvements successfully converted theseunfinished buildings into fully equipped and modern office spaces that now meetthe diverse needs of Arapahoe County's departments. With the completion of thisproject, the professional park now provides a productive, comfortable, andfunctional work environment for the county’s employees.
